
We are seeking an experienced and organized Procurement Manager to support purchasing, sourcing, and vendor management across a diverse real estate portfolio in Alberta.
This is an excellent opportunity for a procurement professional with experience in real estate, property management, facilities management, or related industries who can manage vendor relationships, obtain competitive pricing, coordinate purchasing activities, and support cost-effective property operations.
The successful candidate will work closely with Property Managers, Facilities and Operations teams, Finance, and external service providers to ensure properties have reliable vendors, competitive service agreements, and the supplies and services required to operate and maintain the portfolio effectively.
Manage day-to-day procurement activities for an assigned portfolio of residential and/or commercial properties.
Source and procure property-related goods, services, maintenance requirements, equipment, and supplies.
Obtain, review, and compare quotations from vendors and service providers.
Prepare and manage RFQs, proposals, purchase orders, service agreements, and related procurement documentation.
Identify qualified suppliers and service providers based on pricing, quality, availability, experience, and service requirements.
Negotiate pricing, payment terms, service levels, warranties, and other commercial terms with vendors.
Work closely with Property Managers, Facilities, Operations, and Finance to understand purchasing requirements and operating priorities.
Support procurement for building maintenance, repairs, janitorial services, landscaping, security, HVAC, mechanical, electrical, waste management, and other property services.
Assist with the sourcing and renewal of recurring service contracts and vendor agreements.
Monitor vendor pricing, service levels, contract terms, and performance.
Maintain strong relationships with preferred vendors, contractors, suppliers, and service providers.
Coordinate with Property Managers to ensure vendors are scheduled appropriately and services are delivered according to agreed requirements.
Follow up on vendor issues, service delays, quality concerns, invoice discrepancies, and other purchasing-related matters.
Review purchasing activity and vendor costs to identify opportunities for savings and improved value.
Assist with operating budgets, expense tracking, and procurement-related variance analysis.
Maintain accurate vendor records, pricing information, contracts, purchase orders, and procurement documentation.
Support the development and maintenance of preferred vendor lists and standardized purchasing practices.
Assist with competitive bidding and vendor selection for larger property projects and service requirements.
Monitor market conditions and vendor pricing to support informed procurement decisions.
Identify opportunities to standardize purchasing, consolidate vendors, and improve procurement efficiency across the portfolio.
Ensure procurement activities comply with company policies, approval requirements, contractual obligations, and applicable Alberta legislation.
Prepare procurement reports and provide updates to management regarding vendor performance, purchasing activity, costs, and savings opportunities.
Contribute to process improvements and other procurement or property-related initiatives as required.
Diploma or degree in Procurement, Supply Chain Management, Business Administration, Real Estate, Facilities Management, or a related field.
3–5 years of procurement, purchasing, vendor management, or related experience, preferably within real estate, property management, facilities management, or a service-based environment.
Experience sourcing property-related services, maintenance contractors, suppliers, or building service providers is preferred.
Strong understanding of vendor selection, competitive bidding, purchasing processes, and contract administration.
Demonstrated experience negotiating pricing, service agreements, payment terms, and vendor conditions.
Knowledge of property operations, building maintenance, facilities services, or real estate is an asset.
Experience managing multiple vendors and procurement requirements across a portfolio of properties is an asset.
Experience with ERP, procurement, property management, or accounting software.
Strong Excel and analytical skills.
Excellent negotiation, communication, organizational, and problem-solving abilities.
Strong attention to detail and the ability to manage multiple priorities and deadlines.
Ability to develop and maintain effective relationships with Property Managers, Facilities teams, Finance, vendors, contractors, and service providers.
Strong understanding of purchasing controls, cost management, and vendor risk management.
SCMP, CPSM, or another relevant professional designation is considered an asset.
