Position Overview

Our client is seeking an experienced Maintenance Supervisor to oversee maintenance operations across a portfolio of properties located in New Westminster, Surrey, and Richmond.

This role is responsible for coordinating day-to-day building maintenance, supervising maintenance personnel and contractors, ensuring preventative maintenance programs are completed, and maintaining safe, reliable, and well-operated properties across the portfolio.

The successful candidate will be hands-on, organized, responsive, and comfortable managing multiple sites while working closely with property management and operations teams.

Key Responsibilities

  • Supervise and coordinate maintenance activities across multiple properties in New Westminster, Surrey, and Richmond.

  • Provide day-to-day direction, coaching, scheduling, and support to maintenance staff.

  • Coordinate preventative and corrective maintenance programs for building systems and equipment.

  • Monitor and respond to work orders, service requests, and building maintenance issues.

  • Prioritize urgent repairs and ensure issues are addressed in a timely manner.

  • Conduct routine property and equipment inspections and identify maintenance requirements.

  • Coordinate and oversee third-party contractors and service providers.

  • Obtain quotes, review scopes of work, and monitor contractor performance.

  • Support the operation and maintenance of HVAC, plumbing, electrical, mechanical, life-safety, and general building systems.

  • Ensure maintenance activities comply with applicable safety requirements, building standards, and company procedures.

  • Maintain accurate maintenance records, inspection reports, service documentation, and equipment information.

  • Assist with operating budgets, repair estimates, purchasing, and maintenance-related cost control.

  • Monitor inventory, tools, materials, and equipment required by the maintenance team.

  • Participate in emergency response and after-hours requirements as needed.

  • Work closely with property management to address tenant or resident maintenance concerns.

  • Identify recurring maintenance issues and recommend practical long-term solutions.

  • Support capital repairs, equipment replacements, renovations, and other building projects as required.

Qualifications

  • Previous experience in a Maintenance Supervisor, Building Operations Supervisor, Maintenance Manager, Senior Building Operator, or similar position.

  • Experience overseeing maintenance across multiple properties or locations is strongly preferred.

  • Strong working knowledge of commercial or residential building systems and preventative maintenance practices.

  • Demonstrated experience supervising maintenance staff and contractors.

  • Strong troubleshooting and problem-solving ability.

  • Ability to organize and prioritize maintenance requirements across multiple sites.

  • Comfortable working independently and travelling between properties.

  • Strong communication and interpersonal skills.

  • Working knowledge of occupational health and safety requirements.

  • Experience with computerized maintenance management systems or work-order platforms is an asset.

  • Valid driver's licence and reliable transportation required.

  • Trade certification, Building Operator certification, Power Engineering certification, or related technical training is considered an asset.

Compensation

Salary: $80,000 per year
