Edmonton, AB | Full-Time | Residential Property Management
Our client is seeking a Business Analyst to support a growing, technology-enabled residential property management organization.
This is a cross-functional position working across operations, financial analysis and technology. The role will help analyze business performance, support property and customer budgeting, investigate variances, improve processes, and assist with the implementation and governance of AI, automation and business systems.
This is not strictly an accounting, IT or property administration position. The successful candidate will be comfortable working between these functions and translating business needs into practical solutions.
Business Analysis & Process Improvement
Understand and document existing operational processes, systems and workflows.
Identify inefficiencies, repetitive work, control gaps and opportunities for improvement.
Gather business requirements and translate operational needs into system, process or reporting requirements.
Assess whether needs are best addressed through process improvement, existing software, integration, automation, AI or development.
Coordinate implementation and testing with users, leadership, vendors and technical resources.
Assist with dashboards, reporting and management information.
Customer Budgeting & Variance Analysis
Support the preparation, review and analysis of property and customer operating budgets.
Compare actual performance against budget and investigate material variances.
Work with operational teams to understand the reasons behind variances and improve forecasting.
Analyze expenses, supplier costs, maintenance activity and other operating information.
Improve how financial information is collected, validated and reported.
Support management reporting and clearly communicate findings.
AI, Automation & Systems
Identify manual and repetitive processes that could benefit from AI or automation.
Research available technology and help evaluate whether solutions should be purchased, integrated, automated or developed.
Support AI and technology initiatives across maintenance, leasing, administration, reporting and document processing.
Help prototype, test and implement new tools and workflows.
Validate outputs and ensure technology addresses the underlying business requirement.
Work between operational users and technical resources during implementation.
AI Documentation & Governance
Document AI tools, automated workflows, integrations and related business processes.
Maintain documentation around intended use, inputs, outputs, ownership and human review.
Help establish practical standards for the introduction and use of AI.
Consider data quality, privacy, security, accuracy and appropriate controls when implementing new technology.
Maintain documentation as systems, processes and AI workflows evolve.
Candidates may come from business analysis, accounting, property operations, technology or a combination of these areas.
Experience or education in several of the following would be considered an asset:
Business analysis and process improvement
Accounting, budgeting and financial analysis
Property management or real estate operations
Budget-to-actual and variance analysis
Software development or systems implementation
Databases and data management
AI-assisted development and productivity tools
Workflow automation
Reporting and analytics
Project coordination or project management
Process and technical documentation
AI & Technology
We are looking for someone comfortable working with emerging technology and capable of evaluating its practical application within a business environment.
Experience with tools such as Claude, Claude Code, Codex, GitHub Copilot, Gemini, ChatGPT or comparable AI platforms would be an asset.
You do not need to build every solution from scratch. The role requires someone who can understand a business problem, evaluate available options and help determine whether the appropriate solution is a process change, existing software, integration, automation, AI or custom development.
The ideal candidate will be analytical, technically curious and comfortable moving between financial information, real estate operations and technology.
