Responsibilities

  • Perform preventative maintenance and repairs on building systems, including HVAC, plumbing, electrical, lighting, and mechanical equipment.

  • Conduct routine inspections to identify maintenance needs and ensure the safe, efficient operation of the facility.

  • Respond promptly to maintenance requests, troubleshoot issues, and complete repairs in a timely manner.

  • Monitor building automation systems (BAS) and adjust equipment to maintain occupant comfort and energy efficiency.

  • Complete work orders accurately and maintain detailed maintenance records and inspection reports.

  • Coordinate with contractors and vendors for specialized maintenance, inspections, and capital projects.

  • Ensure compliance with Alberta Occupational Health and Safety (OHS) requirements, building codes, and company policies.

  • Inspect fire and life safety systems and assist with scheduled testing and emergency preparedness procedures.

  • Maintain tools, equipment, mechanical rooms, and storage areas in a clean, organized, and safe condition.

  • Support building improvement projects, equipment installations, and general building upkeep.

  • Provide professional, courteous service to tenants, staff, and visitors while maintaining a high standard of customer service.

  • Participate in an on-call rotation and respond to after-hours maintenance emergencies as required.

  • Identify opportunities to improve building performance, reliability, and operational efficiency.

Qualifications

  • High school diploma or equivalent; post-secondary education in Building Operations, Facilities Management, or a related trade is considered an asset.

  • Minimum 3 years of building maintenance, building operations, or HVAC experience

  • Working knowledge of HVAC, plumbing, electrical, mechanical, and building automation systems (BAS).

  • Experience performing preventative maintenance and troubleshooting building systems.

  • Familiarity with Alberta building codes, Occupational Health and Safety (OHS) requirements, and safe work practices.

  • Ability to read and interpret technical manuals, blueprints, and maintenance documentation.

  • Strong troubleshooting, problem-solving, and organizational skills with the ability to prioritize multiple tasks.

  • Excellent communication and customer service skills with a professional, team-oriented approach.

  • Physically capable of lifting up to 50 lbs, climbing ladders, working at heights, and performing manual labour in various weather conditions.

  • Proficient with computerized maintenance management systems (CMMS) and Microsoft Office applications is an asset.

  • Valid Class 5 Alberta driver's licence with a clean driving record.

  • Ability to participate in an on-call rotation and respond to after-hours emergencies when required.

  • Relevant certifications such as WHMIS, First Aid/CPR, Fall Protection, or a 5th Class Power Engineer certificate are considered strong assets.
