Residential Property Manager

Location: Saskatoon, Saskatchewan
Salary: $30.00–$35.00 per hour
Employment Type: Full-Time | Contract-to-Permanent
Work Arrangement: On-Site | Multi-Property Portfolio
Portfolio Size: Approximately 450 Residential Units
Start Date: Immediate
On-Call: Required

The Opportunity

KPI is searching for an experienced Residential Property Manager who knows how to run a business, not simply administer a property.

Our client operates several residential communities in Saskatoon and requires a hands-on manager to assume responsibility for approximately 450 units across three locations.

The priority is operational performance: well-maintained properties, satisfied residents, strong occupancy, accountable employees, reliable contractors, and responsible spending.

We are particularly interested in individuals who bring a hospitality mindset to residential property management. Someone who understands the importance of first impressions, takes resident concerns seriously, knows how to handle difficult personalities, and recognizes that good service directly influences retention and property performance.

This is not a desk-bound management position. The successful candidate must be comfortable walking the properties, dealing with maintenance concerns, supervising staff, resolving disputes, and making decisions when things don't go according to plan.

Your Mandate

Run the Properties Like a Business

Take responsibility for the overall performance of the assigned portfolio. Understand occupancy levels, vacancy exposure, operating costs, maintenance requirements, and the factors affecting resident retention.

Identify inefficiencies, manage priorities, and take corrective action before minor issues become costly problems.

Deliver a Strong Resident Experience

Serve as an escalation point for complex resident matters, including complaints, neighbour disputes, service concerns, and tenancy-related issues.

Apply sound judgment, diplomacy, and effective conflict mediation to resolve matters fairly and professionally.

Build trust with residents through consistent service, clear communication, and timely follow-through. The goal is to create communities where people want to remain.

Lead People and Get Things Done

Manage onsite personnel and coordinate external contractors responsible for maintaining the properties.

Set expectations, delegate effectively, inspect completed work, and address performance deficiencies.

We want someone who leads by example and is willing to become directly involved when the situation requires it.

Protect Occupancy and Property Standards

Ensure suites are prepared for incoming residents, vacancies are addressed promptly, and maintenance issues do not unnecessarily delay occupancy.

Coordinate with leasing personnel, monitor renewals, and support initiatives that reduce turnover.

Maintain high standards for cleanliness, safety, appearance, and overall property condition.

Manage Problems, Not Just Processes

Investigate recurring maintenance concerns, resolve operational bottlenecks, and identify opportunities to improve efficiency.

Review service costs, coordinate repairs, monitor spending, and ensure work is completed within reasonable timelines and approved budgets.

Be prepared to respond to emergencies, unexpected staffing shortages, and situations requiring immediate operational attention.

What You Bring

We are looking for a capable operator with the confidence and experience to manage people, properties, and competing priorities.

Essential Experience

  • Direct experience in residential property management, including property operations and resident relations.

  • Proven supervisory experience, with responsibility for employees, contractors, or service providers.

  • Strong conflict resolution skills and experience handling difficult resident or customer situations.

  • Understanding of property maintenance, unit turnovers, occupancy, and operating expenses.

  • Ability to interpret operational information, identify issues, and make practical decisions.

  • Familiarity with residential tenancy legislation and related administrative requirements.

  • Experience using property management software and standard business applications.

  • Valid driver's licence and access to reliable transportation.

Experience That Will Set You Apart

  • Hospitality or hotel management experience involving guest relations, service recovery, and daily operations.

  • Responsibility for multiple properties or a substantial residential portfolio.

  • Experience managing operating budgets, reducing expenses, or improving property performance.

  • Demonstrated success improving resident retention or operational standards.

  • Experience building, coaching, or restructuring teams.

The Right Personality Matters

A strong résumé alone will not determine success in this position.

We are looking for someone who demonstrates:

  • Ownership: Takes responsibility for results rather than passing problems along.

  • Initiative: Recognizes what needs attention and acts without waiting for instructions.

  • Composure: Handles confrontation, complaints, and emergencies without losing perspective.

  • Commercial Awareness: Understands how vacancies, repairs, service standards, and unnecessary expenses affect profitability.

  • Leadership: Earns the respect of employees and contractors by setting expectations and following through.

  • Resourcefulness: Finds practical solutions and isn't afraid to get involved personally.

  • Entrepreneurial Thinking: Approaches operational challenges with the same care and accountability they would apply to their own business.

Portfolio & Working Conditions

The position involves approximately 450 residential units distributed across three Saskatoon communities.

The manager will be expected to maintain a regular onsite presence, coordinate activities between locations, and support operations beyond the primary portfolio when necessary.

Temporary coverage at additional locations within Saskatchewan, including Regina, may be required to address staffing shortages, operational projects, or other business needs.

On-call availability is mandatory. This includes responding to urgent maintenance concerns, emergencies, and other situations requiring management intervention outside regular business hours.

Employment Requirements

  • Full-time, contract-to-permanent opportunity.

  • Compensation of $30.00–$35.00 per hour, based on qualifications and experience.

  • Immediate availability preferred.

  • Ability to work onsite in Saskatoon and travel between assigned locations.

  • Valid driver's licence and reliable transportation.

  • Successful completion of a background/security clearance.

  • Valid authorization to work in Canada without employer sponsorship.

  • Applicants holding a Post-Graduation Work Permit (PGWP) should have at least two years of work authorization remaining.

Why Consider This Opportunity?

This position offers an opportunity to assume meaningful operational responsibility for a substantial residential portfolio.

It is suited to someone who enjoys leading people, solving problems, improving operations, and seeing the direct results of their decisions.

The contract-to-permanent structure provides an opportunity for a longer-term position, with the successful candidate playing an important role in the ongoing performance of the portfolio.
