Overview

We’re looking for a detail-oriented and experienced Property Accountant to join our client’s team and take ownership of the day-to-day accounting and financial reporting for a mixed portfolio.

This is an excellent opportunity for an accounting professional with 3–5 years of progressive experience who is looking to build on their property accounting expertise and take greater ownership of financial reporting, month-end close, budgeting, operating cost recoveries, and property-level financial performance.

The successful candidate will work closely with property managers, tenants, vendors, and internal accounting teams to ensure accurate, timely, and reliable financial information across the assigned portfolio.

Key Responsibilities

  • Manage the day-to-day accounting activities for an assigned portfolio of commercial and/or residential properties.

  • Prepare accurate and timely monthly property financial statements and management reports.

  • Complete bank, balance sheet, tenant, rent, and other account reconciliations and investigate discrepancies.

  • Manage accounts payable and accounts receivable activities, including invoice processing, tenant charges, rent tracking, and collection follow-up.

  • Review, verify, and accurately code invoices in accordance with budgets, approvals, leases, and accounting policies.

  • Maintain accurate tenant, lease, vendor, and financial records within the property management/accounting system.

  • Perform CAM and operating cost reconciliations, including reviewing recoverable expenses and tenant billings.

  • Assist with annual budgeting and forecasting for assigned properties.

  • Prepare monthly budget-to-actual variance analysis, investigate significant variances, and communicate findings to property management.

  • Support month-end and year-end close processes, including journal entries, accruals, prepaids, amortization, and other required adjustments.

  • Prepare supporting schedules, account reconciliations, and financial analysis for internal and property-management reporting.

  • Review property-level financial activity for accuracy, completeness, and compliance with established accounting procedures.

  • Work closely with property managers to understand operational activity and ensure financial information is accurately reflected in the accounting records.

  • Assist with tenant and property-level inquiries relating to billings, charges, recoveries, and account balances.

  • Support annual audits, reviews, tax reporting, and other external reporting requirements by providing accurate supporting documentation.

  • Identify discrepancies, control issues, and opportunities to improve accounting processes and reporting.

  • Contribute to accounting and property-related projects, system improvements, and process efficiencies as required.

Qualifications

  • Diploma or degree in Accounting, Finance, or a related field is required.

  • 3–5 years of progressive accounting experience, including at least 2 years of property, real estate, commercial, or related accounting experience.

  • Experience independently managing accounting activities for a property portfolio is preferred.

  • Strong experience with month-end close, financial reporting, reconciliations, budgeting, and variance analysis.

  • Working knowledge of CAM and operating cost reconciliations, tenant recoveries, accounts payable, and accounts receivable.

  • Solid understanding of accounting principles, internal controls, and financial reporting practices.

  • Experience with Yardi or similar property management/accounting software.

  • Strong Excel skills, including the ability to work with financial data, reconciliations, and reporting.

  • CPA designation or CPA PEP enrollment/in progress is considered an asset.

  • Strong analytical and problem-solving abilities with excellent attention to detail.

  • Ability to prioritize multiple deadlines and manage an assigned portfolio independently.

  • Strong communication skills and the ability to work effectively with property management, tenants, vendors, and accounting teams.
