Are you a strategic property management leader who is passionate about operational excellence, building strong tenant relationships, and maximizing asset performance? We are seeking an experienced Director, Property Management, for our client, to lead the operations of a prestigious Class A, 33-story office tower in downtown Calgary totaling approximately 680,000 square feet. Reporting to the Senior Vice President, Asset Management, you will play a key leadership role in enhancing the property's long-term value, leading high-performing teams, and delivering an exceptional experience for tenants, visitors, and stakeholders.

The Role

As the operational leader for the property, you will oversee Building Operations, Security & Life Safety, and Tenant Services while partnering closely with Asset Management, Leasing, Construction, Accounting, and external service providers. You will be accountable for asset performance, financial results, tenant satisfaction, capital planning, operational excellence, and team leadership.

Key Responsibilities

  • Lead the property's strategic business plan, operating budget, and financial performance to maximize NOI and long-term asset value.

  • Partner with Leasing and Accounting to support occupancy goals, tenant retention, and expense recoveries.

  • Build and maintain strong tenant relationships while serving as the senior point of escalation for operational issues.

  • Oversee building operations, capital projects, tenant fit-outs, and life-cycle planning.

  • Develop and execute capital plans that balance ROI, operational efficiency, tenant impact, and risk management.

  • Champion sustainability and ESG initiatives that improve environmental performance and reduce operating costs.

  • Lead, mentor, and develop a multidisciplinary property management team while fostering a culture of accountability, collaboration, safety, and continuous improvement.

Qualifications

  • Minimum 10 years of progressive property management experience, including leadership responsibilities.

  • Experience managing large commercial or mixed-use properties; exposure to assets exceeding 500,000 square feet is preferred.

  • Strong knowledge of commercial real estate operations, leasing, capital planning, asset management, and building operations.

  • Demonstrated success managing budgets, contracts, vendors, and major capital projects.

  • Knowledge of commercial real estate regulations, risk management, and operational best practices.

  • Excellent leadership, communication, negotiation, and relationship-building skills.

  • Proficiency with property management software and Microsoft Office.

  • RPA, FMA, Real Estate License, or an equivalent combination of education and experience is considered an asset.
