What You’ll Do

  • Monitor, operate, and maintain building systems including HVAC, plumbing, electrical, and mechanical equipment.

  • Operate Building Automation Systems (BAS) and computerized building controls.

  • Conduct routine inspections of boilers, chillers, pumps, air handling units, and other mechanical systems.

  • Inspect mechanical rooms and building infrastructure to ensure safe, efficient, and reliable operation.

  • Perform preventative maintenance on building systems and equipment, including replacing filters, belts, and related components.

  • Support preventative maintenance programs and energy efficiency initiatives.

  • Inspect and test fire alarms, emergency lighting, fire pumps, generators, and other life safety systems.

  • Assist with generator testing and maintenance of emergency backup systems.

  • Ensure building operations comply with safety regulations, codes, and operational standards.

  • Maintain the cleanliness and organization of mechanical rooms and operational spaces.

  • Respond to tenant maintenance requests and complete work orders in a timely manner.

  • Perform preventative suite maintenance and assist with general building maintenance tasks.

  • Support suite turnover activities, including inspections and minor repairs to prepare units for new occupants.

  • Coordinate with contractors and vendors for specialized maintenance, repairs, and inspections.

  • Maintain accurate maintenance logs, inspection reports, and service records.

  • Participate in a rotating on-call schedule and respond to urgent building issues such as water leaks, heating failures, or electrical concerns.

What You Bring

  • High school diploma or equivalent.

  • Additional training or certification in HVAC, mechanical systems, or building operations is considered an asset.

  • Working knowledge of HVAC, plumbing, electrical, and mechanical building systems.

  • Experience operating Building Automation Systems (BAS) and computerized building controls.

  • Strong troubleshooting, diagnostic, and mechanical problem-solving skills.

  • Ability to manage preventative maintenance schedules and prioritize operational needs effectively.

  • Strong organizational and time management abilities.

  • Excellent communication and interpersonal skills.

  • Commitment to workplace safety, regulatory compliance, and operational excellence.

  • Valid driver’s license and reliable transportation for travel between properties.

  • Basic hand tools required for the role.

  • Physical ability to lift equipment, climb ladders, access mechanical spaces, and perform maintenance tasks in a building environment.
