
On behalf of our client, we’re looking for a Licensed Condominium Manager who thrives on bringing order, clarity, and confidence to complex property operations. In this pivotal role, you’ll be the trusted link between boards, owners, and service partners—keeping communities running smoothly while navigating Alberta’s regulatory landscape with expertise. Manage a portfolio of condominium corporations in accordance with the Condominium Property Act of Alberta and associated regulations
Provide guidance and administrative support to condominium boards, including meeting preparation, agenda development, and minute-taking
Coordinate and attend board meetings, annual general meetings (AGMs), and special meetings as required
Oversee property maintenance, repairs, and capital projects by coordinating with contractors and vendors
Prepare and manage annual budgets, monitor financial performance, and review monthly financial statements
Enforce bylaws and rules, addressing owner or tenant concerns in a professional and timely manner
Maintain accurate records, including contracts, insurance, and compliance documentation
Ensure properties meet all safety, insurance, and regulatory requirements
Respond to emergencies and coordinate after-hours support when necessary
Valid Condominium Manager License issued by the Real Estate Council of Alberta (RECA), is preferred
Minimum 2–5 years of experience in condominium or property management
Strong knowledge of the Condominium Property Act (Alberta) and relevant regulations
Excellent communication, conflict resolution, and interpersonal skills
Proven ability to manage multiple properties and priorities simultaneously
Financial literacy, including budgeting and interpreting financial statements
Proficiency with property management software and Microsoft Office Suite
Experience managing a diverse portfolio (residential, mixed-use, or commercial condominiums)
Strong organizational and time-management skills
Ability to work independently and collaboratively with boards and stakeholders
Knowledge of building systems and maintenance practices
Combination of office-based work and on-site property visits
Occasional evening meetings and emergency response requirements
Valid driver’s license and access to a reliable vehicle may be required
